How far do you take sex appeal when trying to get business?
I have always tried to take advantage of my sex appeal when trying to strum up some new business. Lately I have been trying different outfits that appeal to both men and women in the real estate industry. One of my girlfriends suggested a very sheer top, but I think that might be going too far! Anyone have some advice in this area?
Any chance you're in Minnesota? 
I've been in mortgage banking for 10 years. One appraiser has probably done 90% of my business since I've started. He keeps getting the work because when my appraisals land on my underwriter's desk, they pass through with ease almost every time.
For me, that's the #1 most important thing. Not just to get me a number I'm hoping for to make the deal work, but that if you put a number on paper, it will stick. Sometimes that means he's not going to get me the number I want. But at least I know with 99.9% confidence that it will not be rejected by an underwriter.
A nice rack may help you get 10 minutes in my office to pitch yourself to me. It might even get you a first order, if you seem very competent. But after that first order is put through, everything depends on your actual work.
If the underwriter calls for a 4th comp, don't even think of charging me for it. I've seen appraisers send me a 4th comp with a $50-75 invoice. I've never paid those invoices. If you send me a 3 comp appraisal, I expect you to know if it's good enough. If, during your process, you find that you may need another comp, and have to get back in the car to go take pics, call me first before you charge me.
Bottom line, your best bet is to find sources that are new to the industry. If they last long, they'll use you for a long time. If you stop hearing from someone who used to send you business, call them and find out why they quit calling you. Sometimes you'll be in the same position I am with realtors, that you are only as good as the last deal. 10 good ones in a row, one doesn't go well, never hear from them again. That sucks, but it happens, and unless you know why it happened, You Can't fix it.
And just like how a referral from a realtor reflects on the realtor, you reflect on me as my partner in business, and one of the rare few people involved that may actually meet my client (at least on a refi). So looking professional when you get to my client's door is better than looking like a vixen. Some sexiness is ok, a sheer top that lets me count the bumps on your areola is not.
And with my appraiser, on those rare occasions where I get stuck with an unpaid appraisal, he's generally been very accomodating in cutting the bill in half, or even waiving it entirely. Or he'll slash his fee for me if I'm in a competitive situation. I find it quite nice knowing that if I send you 40-50 orders a year, if I need some help with pricing, it's there. I know with 100% confidence that if I need to shave $100 off his fee to get the deal, I can quote it that way and he'll honor it for me. He's probably $25 higher on his appraisals than what I could get elsewhere, or even from him. But I'd rather let him get $350 every time, so when I need a freebie or a discounted one, I can get it, no question.
One last note: I have had numerous appraisers approach me with a rebate scheme, whereby I get say $25 back from each appraisal as a "marketing fee". To me, that's a direct violation of the anti-kickback RESPA rules. Blatantly so, regardless of how it is presented. And it makes me feel, instantly, that this appraiser is likely to be out of a license soon, since they're probably also perfectly willing to inflate values and do other shady stuff. So I would never, ever consider using someone who makes an offer like this to me.
